LANDSCAPE PLANNING

At epd we can help guide you through the entire planning process, we can help with the initial site planning, assessment or design, and help produce planning information ready to submit as part of a planning application. Whether your project requires a Landscape Appraisal to inform your application or demands a Landscape and Visual Impact Assessment as part of a more detailed Environmental Statement we can assess the impacts of a development on landscape and visual receptors and mitigate accordingly to reduce the significance of effects.

We also conduct Landscape Capacity Studies, Landscape Character Assessments to inform policy as part of local and Neighbourhood Plans and many other planning services or advice.

We can provide statements of evidence as part of planning inquiries and hearings. We liaise closely with the client, barrister, planning inspector and other relevant disciplines to ensure a smooth process.

We can produce graphics to accompany any planning application including plans, visualisations, wireframes and Zone of Theoretical Visibility (ZTVs). We are experienced at inputting into Design and Access Statements, working with the local authorities and clients to satisfy planning conditions, providing a Planting Strategy or Landscape Management Plan (LEMP) or many other technical documents.
Additionally alongside our parent company Glendale we can undertake BS5837 Arboricultural Impact Assessments (AIA) and produce method statements including the accompanying plans.

Process:

Initial Site Appraisal
  • Evaluate the potential for development from a landscape perspective.
  • Identify opportunities and constraints of the site.
  • Support site promotion through thorough landscape analysis.

Landscape and Visual Impact Assessments (LVIA)
  • Assess the landscape and visual effects of the proposed development on the landscape.
  • Identify measures to mitigate significant adverse impacts.
  • Take account of all national and local planning policies
  • Follow the relevant guidance (including the Guidelines for Landscape and Visual Impact assessments GLVIA 3)
Townscape and Visual Impact Assessments (TVIA)
  • Evaluate the landscape visual effects of the proposed development within townscape settings.
  • Identify measures to mitigate significant adverse impacts and tie the development back into the surrounding urban areas.
  • Develop the designs to maximise the green amongst the grey and maximise the biodiversity net gain within developments.
Environmental Impact Assessments (EIA)
  • Produce a landscape scoping report
  • Produce the Landscape & Visual Impact Assessment (LVIA) as part of the Environmental Statement. (ES)
  • Work with all environmental consultants to ensure collaboration and a fully mitigated scheme.
  • Run mitigation workshops and produce mitigation plans and schedules.
  • Ensure all policies, regulations (including the EIA regulations 2017) and methodologies are adhered to.
Expert Witness Services
  • Provide professional expert witness for landscape in planning appeals, inquiries and hearings.
  • Produce evidence and all supporting information for submission prior to the appeal/hearing.
  • Assist in resolving disputes related to landscape planning.

Landscape Capacity Studies
  • Assess the capacity of the landscape to accommodate new development.
  • Determine the extent to which the landscape can change without significant adverse effects.
  • Guide sustainable development decisions.
Consultation and Coordination
  • Collaborate with stakeholders, including local authorities and community groups.
  • Coordinate with other consultants involved in the development process.
  • Ensure a holistic approach to landscape planning.
